Complaint What Happened I received both mail solicitation and telephone solicitation from Iconic Mortgage, Inc, a mortgage broker firm in XXXX Florida. They claimed to be calling me about a " new VA loan program '', a XXXX Hybrid loan. This is not a new loan program. After discussing further, the loan representative state this program would allow for a 2.375 % rate in the first 3 years and that in year 4, the highest the rate could go up would be 3.375 %. At this point, I would be able to lock in the 3.375 % rate as long as I had no 30day late payments. She reiterated that I would be able to lock in the 3.375 % rate in year 4 and that this loan would save thousands of dollars. I found many misleading statements that would have cost me thousands of dollars in additional debt. Here is a summary of the misleading items I identified after reviewing the documents they sent a notary out to my house to sign : The figures provided by the loan rep summarizing the loan were incorrect and misleading. Principal payment with the 2.375 % 3/1 Hybrid is XXXX/mo but I was told via email it would be $ XXXX/mo with over {$53000.00} in principal payment by year 4. After 4 years, my loan balance would have actually be HIGHER with this refinance by almost {$10000.00}. At this point, I would have been subjected to an adjustable rate when interest rates would almost certainly higher than current rates. My payment would have gone up and I would have paid less into principal. I was told this loan allowed for me to lock in a 3.375 % interest rate in year 4. I asked for documentation proving this. In fact, everything I was given stated I would be able to lock at MARKET RATES, which will almost certainly be higher than 3.375 % and my current 3.875 % fixed rate. The Lender Certification within the packet sent to me stated I would recoup my loan costs in 8 months because they used monthly savings that were my FULL Principal and Interest payment on the loan, not savings from my current loan. This is, at best, an egregious error and, at worst, intentionally misleading and possible fraud. Finally, the closing costs were outrageous. They were charging 0.25 % in points for the interest rate, which was never disclosed to me in our conversations or emails. They also had an origination charge of 1 % along with a {$590.00} " underwriting fee '', MUCH higher than costs charged by almost any VA lender. I believe Iconic Mortgage, Inc uses false and misleading statements and advertisements to lure veterans into a costly refinance where the mortgage broker, their company and the lender make money at the veteran 's expense. Other veterans without the experience and knowledge to identify these items would lose tens of THOUSANDS of dollars with a refinance like this. That cost would almost certainly go up over the life of the loan if and when interest rates rise above current rates.

Complaint What Happened XXXX, 2023... Received a letter stating that we had an escrow balance of {$2500.00} and we needed to " take action '' " before any other changes '' Early XXXX I called and found out it was Iconic Mortgage and not XXXX XXXX who I had the mortgage with before they sold it to XXXX XXXX. The person on the phone said they wanted me to refinance and take advantage of my equity, but I refused and request my escrow be returned to me. Went through another round of the advantages of refinancing which I declined and said again just send me my money. The individual agreed. It's been almost 2 months with no check so I called again on XX/XX/XXXX and spoke to XXXX at Iconic. Now he said I could only access my escrowed funds if I refinanced my loan with them.
