Complaint What Happened My previous home was sold on XX/XX/2020 and the mortgage with Homebridge was paid off. We received a letter of satisfactory. 6 months later Homebridge continues to report to all 3 credit bureaus that the account is open. This has affected my lifestyle and family tremendously as it shows that I have multiple homes and mortgages and it has negatively impacted me & my family. Ive attempted multiple times to resolve this with Homebridge and they continue to say to dispute it with credit bureaus instead of updating the account status. Ive requested to speak to a supervisor and Im denied to speak to one at the moment and told a request is submitted and I have to wait an unknown amount of time to receive a call back. I have yet to receive one.

Complaint What Happened I have been paying my mortgage on time until 2 months ago. I called Homebridge financial and asked what I could do. I even offered to pay partial payments or just my mortgage amount minus the PMI and was told it was all or nothing. Which I could not do. I was told I did not quality for a modification. Now I lost my job due to Covid19 and am waiting to be tested for the virus. I called again to ask what I could do and was told there was nothing they could do and they would send me a packet to fill out which I should receive in 12 days. All my calls were recorded as per the company. I was told that there would be possible assistance during this time. This is not my original mortgage company as I refinanced and wished I never did. Every time I call I am treated horrible. I am not a bad person just having some financial problems. I would like them to work with me not treat me terrible. Please help.

Complaint What Happened I need help with a loan modification. I can not get any information on how to proceed. Senior leadership has been involved but has done nothing to assist in the process. Complaint What Happened While paying my XXXX mortgage payment online on XXXX/XXXX/XXXX, I noticed that it showed that I had 2 Fees that were added to my loan account for {$640.00} and {$85.00}, both labeled as Recording Fees. My loan modification was completed nearly 6 months ago and I have not been notified that any additional fees would be assessed. I called 4 times, was transferred to the Loan Modification department since the customer service representative explained that this is where the fee originated. Three times, I could hear someone pick up the line ( with voices in the background ) and hang up. I called back the 4th time and was asked if I filed for a Forbearance on my mortgage, which I replied No and was told that all of the lines were busy and I was assured that someone would call me back very soon. I had no confidence in this, since no one EVER calls me back from XXXX. Of course, I received no call back. I also checked my credit report and my loan account is in the status of " Affected by a natural disaster '' even though I have not claimed this with the mortgage company. I called again on the morning of XXXX/XXXX/XXXX and was again promised a callback from the loan modification department, which still has not happened. I called in the afternoon on XXXX/XXXX/XXXX and customer service connected me to the Loan Modification department and I was again, for the 6th time, hung up on. This service is appalling and beyond unacceptable.

Complaint What Happened XX/XX/XXXX I requested Forbearance due to my husband loosing his XXXX ( XXXX XXXX XXXX ) due to corona virus and my hours at work decreased then to make things worse my husband was diagnsoed with XXXX XXXX XXXX lXXXX XXXX then later XXXX XXXX XXXX. I was approved for a 6 month forberance I then filed an application with my Mortgage company Homebridge to get a modification of the mortgage at which time I checked my online mortgage account and seen several letters which stated the reduced mortgage by {$100.00} kept me at the same intrest rate and extended my terms for 13 years, for a 6 month forbearance this so predetory I can not believe this is even legal. I contacted them several times they state thier system is down and cant give me information they have given me until XX/XX/XXXX per letter dated XX/XX/XXXX to make a decesion, short time to preasure me to make a decision. please help this should be illiegal in every way how could this be allowed to be done to consumers. Also if I do not accept this terrible offer they are demanding I pay XXXX XXXX dollars what I was behind for the six months as soon as XX/XX/XXXX or they will begin forclosure process. I have reached out to XXXX they state they have received many complaints frsom Homebridge and other mortgage companies but they cant help I reached out to HUD impossible to get through and only if you qualfy for an attorney. Please help

Complaint What Happened My wife and I were going through XXXX XXXX to have a home built. The process with them has been great, the problem weve had is with their preferred lender HomeBridge. The sale of our existing home and moving was based around an expected closing date of the XXXX of XXXX. The next day, Friday the XXXX of XXXX we were told by the loan officer and his staff that the closing was Monday now the XXXX of XXXX, and we would need an additional {$7000.00} at closing. The additional funds at closing was due to a clerical error on the loan officers part, admitting that they failed to give the appraiser paperwork for an upgrade on the house. This caused the appraiser to fall short on his appraisal.

Complaint What Happened 1. In XXXX I scheduled an online bill payment on my Homebridge Mtg loan through XXXX. 2. On the same day in XXXX I also scheduled automatic payments to be sent each month from XXXX to Homebridge. 3. Because of scheduling two payments in one day XXXX cancelled the first payment to avoid a duplicate payment. This should not have happened because I had the payment dates correct to avoid a duplicate payment. 4. Homebridge did not get a XXXX payment as a result. My XXXX pmt was applied to XXXX, XXXX was applied to XXXX, making both of those months 30+ days late. 5. Homebridge did not properly notify me of the error therefore I was not able to resolve. 6. XXXX notified me that the loan was past due and I called in immediately and made the extra payment. 7. I log into my Homebridge account every month to check on my payments and my account shows a SMILEY FACE and says YOUR LOAN IS CURRENT. 8. This deceptive online account status prevented me from being aware there was any problem. As a result my credit score has dropped over XXXX pts.

Complaint What Happened Home bridge financial report late payments in XX/XX/2018. When I reached out to Home bridge they advised that they never report any negative information and to dispute with credit bureaus. I did that also and was told it was removed. I recently applied for a refinance with XXXX and they are telling me Home bridge report late payments on my credit which Home bridge denied they did when I asked about it in XX/XX/2018. I am attaching emails from home bridge where they are stating they did not report a late payment and the texts from XXXX saying they did report and i can not refinance now due to this error

Complaint What Happened We closed in XX/XX/2022 and since then it's been one thing or another with the title. And now it is still not retired as indicated at closing by Homebridge our lender at the time of closing. It closed and funded. The loan was bought by XXXX XXXX and the title is still under Homebridge as well. And they won't change that either. It became an issue when we tried to refinance and the title was not retired as was indicated by Homebridge to the title company. It's been an ongoing struggle with all companies. And neither have come up with a solution.

Complaint What Happened I have a home mortgage with Homebridge Financial. I had significant home damage from XXXX, XX/XX/2016. As a result I filed a claim with my insurance company, who intern issued a claim check in the name of myself, my wife and our mortgage company ( Homebridge Financial. They made me hire a contractor ( due to dollar amount of the claim ) and would not turn over the funds to me so I could get repairs underway. I am only getting a fraction of the money at a time ( only after waiting for them to get THEIR inspector out to look at the repairs ). This is taking an extra week and then I have to wait 2 more weeks to get a menial check that does not even cover the cost of the particular repairs done. I am winding up paying all the expenses out of pocket and then going thru the hassle of them writing a check to me, my wife and our contractor ( again a three party check ). In the mean time the contractors doing the actual work are calling daily wanting their money and threatening court action for non-payment. These contractors do n't like waiting three weeks to get paid.

Complaint What Happened Homebidge Financial Services and XXXX are my mortgage service company. I have made all my payments on time and those payments posted to my account summary and the last payment for XX/XX/2020 posted on XX/XX/2020, and 3 days later I received an email from Cenlar telling me I am in FORBEARANCE. I never asked to be in forbearance. The website has forbearance information on the Mortgage account page which does not allow you to advance to your account without clicking on the CLICK HERE section, I clicked it so that I could get to my account and make a payment and 3 days later I received a forbearance email so I called XXXX the only number available and they began to give me the runaround, telling me that they will get someone to fix it, put me on hold for hours at a time then disconnecting me. I have been calling them since XX/XX/XXXX to fix this issue and each time they say/do the same thing. They say " Please hold while I get someone to fix this issue '' then they put me on hold, they come back after about 15 min and say " Please continue holding '' then put me on hold again and this goes on for hours EVERY DAY. They have been sending me letters saying if I do not make my payment or fill out the forbearance paperwork that my house will go into foreclosure. Each time I call them I tell them I never asked for the forbearance and I want them to fix it, take it off of my mortgage and put my payments back on my mortgage. Today I was told by XXXX employee # XXXX ( probably fake name and # ) that she is going to put in the notes that I asked them to remove my mortgage payments so that my account will be delinquent, I told her that is a fraud and she said that is what she is going to do then she put me on hold and disconnected me.

Complaint What Happened I applied for a loan modification in XXXX 2016 and after months of resending the same paperwork and jumping through hoops, I received approval and a partial payment plan in XXXX 2016 in which I needed to being making payments for 3 months before I could be assessed for a permanent modification. I made my three payments, last one i n XXXX 2016 and they still have not completed my final loan modification. I have since been denied a job because of this account on my credit, due to their delay and just keep getting the run around when I call for an update. Complaint What Happened At the end of XX/XX/2020 we received our XXXX statement in which it showed our mortgage payment was increasing by $ XXXX. When we called they stated that it was due to an escrow analysis and the escrow account was short so we needed to pay back into the escrow and also the escrow for the year ( 2020 ). We asked for assistance in an adjustment due to the fact that $ XXXX increase in the middle of a pandemic is a financial strain on our family. They stated that they did not have the homestead exemption on file and we needed to send this to them so that they can make an adjustment that was properly calculated as at the moment they were over calculating our escrow amount. We sent them the trim notice on XX/XX/2020. We received receipt notice from XXXX of our trim notice being received on XX/XX/2020. It has been over 5 months and we have yet to have this resolved. We spoke to an escalation supervisor on XXXX by the name of XXXX XXXX and she stated we needed to start the process again and submit the trim notice again and request the escrow analysis again because they never processed our initial request. This is ridiculous and it is causing strain on our family that is already going through a financial hardship.

Complaint What Happened I am the Seller of a home in XXXX Florida that closed on XX/XX/XXXX. Per the terms of the contract I offered to provide the buyers with a new A/C system. The cost of the new A/C system was {$5500.00} of which {$540.00} was pre-paid. The Lender required an escrow hold-back of 150 % which equaled {$7500.00}. The A/C system was installed XX/XX/XXXX and a Escrow Release Agreement was signed XX/XX/XXXX. To date ( XX/XX/XXXX ) the A/C company has not been paid nor have I have received the {$2500.00} held back over the {$5000.00} remaining balance of the A/C system. Homebridge Wholesale refuses to address the title company 's multiple request for an explanation of when the escrow hold-back will be released nor do they respond to numerous phone calls from me.

Complaint What Happened In XX/XX/2021, we were pursuing an extended lock rate with Homebridge Financial Services ( HFS ) for a FHA loan with an expected closing in XX/XX/2021. At that time, HFS was the only mortgage company that could offer us an extended lock rate for which a deposit of {$1800.00} was officialized under the impression that it was a refundable deposit. In early XX/XX/2021, after receiving our closing letter, we also received other lending options which had lower interest rates and closing costs. We decided to pursue the lender with the best offer and asked HFS to refund our lock fee deposit. HFS denied our refund stating that the lock fee was forfeited when we decided to pursue our financing with another institution. Below the arguments we have already presented Homebridge Financial Services in our lock fee refund request and respectfully request CFPB to evaluate in this claim : 1. Deposit for an extended lock rate was made on XX/XX/2021, under the representation by XXXXomebridge Financial Services that it was a refundable deposit that could be used as cash to close in the future. We were never made aware that this condition was exclusively with HFS or that this deposit will be forfeited if we choose a different lender. In fact, no additional terms or conditions were disclosed at that time. 2. The Extended Lock Rate Agreement, with the terms and conditions that HFS is now holding as reference, was uploaded to the portal on XX/XX/2021, fifty ( 50 ) days after HFS requested our deposit money. Terms and conditions for the Extended Lock Rate Agreement were never disclosed at the time of our decision making. 3. The first page, last paragraph of the Extended Lock Rate Agreement states : " This Extended Rate Lock Agreement shall become binding when signed by you and the lender, and upon payment of the Lock Fee ''. The agreement continues in capital letters and portions in bold : " A LOAN IS NOT LOCKED UNTIL AN AGREEMENT HAS BEEN ACHIEVED WITH YOUR LENDER, AND YOU HAVE ENTERED INTO A SIGNED RATE LOCK AGREEMENT. YOU MUST SIGN THIS EXTENDED RATE LOCK AGREEMENT AND RETURN IT TO THE LENDER ALONG WITH ANY LOCK FEE WITHIN 2 BUSINESS DAYS. '' Since this agreement was never divulged back in XXXX, it has never been signed by us. According to the above, the loan was never locked and the lock fee never used. 4. Homebridge Financial Services, after failing to properly disclose the terms of the Extended Lock Rate Agreement and lacking a binding arrangement, is unreasonably withholding our {$1800.00} deposit.

Complaint What Happened i purchased my home in XXXX XXXX which was financed through Homebridge with a VA mortgage. Initially my piti payment was XXXX then in XXXX after escrow analysis my payment went up to XXXX now again in XXXX they have increase my PITI p to XXXX . This is an extra XXXX . / year they are collecting from us now when our property taxes have only increased by {$1500.00}. I have called HomeBridge several times during this month - XXXX XXXX - for a response to why they have increased our payment so much. They sent us another projected escrow analysis which is not even correct. no one will call y ou back from the escrow department and customer service department can not transfer you to anyone to discuss either. This is a serious financial hardship for a family of a XXXX vet when you purchase a home with a fixed rate mortgage and you are being over charged for your escrow with your monthly mortgage payment increasing {$450.00} over 18 months and No One will discuss this with you to verify why. I am reaching out for some assistance and to have our escrow reassessed so we have a more accurate monthly payment.

Complaint What Happened I've been trying ever since XXXX the XXXX to get my mortgage documents. Homebridge Mortgage keeps telling me their sending it out and that I will receive it within 72 hours but I've never received any documents or papers since XXXX the XXXX. I've called 6 times within that time frame. Ive asked to speak with the CEO to get this resolved, they gave me someone in office and they stated the same info about sending within 72 hours. Still I have nothing! Please help me get this resolved asap, thank you for your service!
