Complaint What Happened Company LKN Capital Mortgage ( XXXX ) XXXX - Office ( XXXX ) XXXX Cell ( XXXX ) XXXX Fax NMLS # XXXX XXXX XXXX XXXX, XXXX XXXX XXXX, NC XXXX XXXX # XXXX Complaint Description : Questionable business practices bordering on fraud, if not fraud! I am a 100 % XXXX veteran, with excellent credit. My complaint is as follows : 1 ) LKN started off by pulling my credit report without my permission. 2 ) LKN insisted on me having my ( separated ) wife sign papers on my home. This is my home prior to our marriage, ( she has her own home ) and mine was never titled in her name, I was never titled on hers. I was told I needed her to sign a waiver, then a quit claim deed, then some other paper that were required by law, without much more explanation. 3 ) The explanations were so vague, I went to my lawyer, ( I was concerned they were going to obligate my wife on the mortgage ) or pull something off color, since I couldn't get a straight answer. 4 ) They proceeded to question my lawyers credentials and said I couldn't close my loan with her as Florida was a non-attorney state, whatever that means. ( I have the email if needed ) 5 ) It is illegal to require any borrower to use the title company of the lender 's choosing. Every time I about a change of title companies, I was told I can but why, everything is already finished ( except your wife 's signature ), it will delay the process or given some other reason reason. They acted like and I don't believe they thought I had an attorney advising me. 6 ) As soon as I asked them to allow my lawyer close the mortgage, they said to my lawyer, WE were trying to do something fraudulent, then used that false claim to cancel a contract ... that was fully accepted and ready to close with the exception of my wife 's signature!! 6 ) I have in a written text, a week or so earlier, my wife would sign whatever papers required! My background : 1 ) My home is this only thing I owe any money on. 2 ) I have and near perfect FICO score. Even higher than the owner of the company, he told me in a conversation we had early on, mine was one of the highest he's ever seen apply to his company! 3 ) Even with the additional money I was taking out ... the monthly payment would go down. I still had 30-35 % equity in my home. So ... no good reason to cancel the loan contract, unless they invented a reason. It is illegal for a mortgage company to insist on a title company, at least in my state, according to my attorney. So they invented a conspiracy that my attorney and I were going to commit some kind of a fraud, without any proof and therefore they canceled the loan. The following day the owner of the company called, after being notified of my complaint to the XXXX and attempted to persuade me to continue with the closing anywhere I wanted. Of course, this was after I filed a complaint with the XXXX! He was busted and he knew it! This is a company that should NOT be licensed to do VA loans. I have no doubt the veterans best interests are not foremost in this companies business practices, at least in my case. Buyer beware and wary when doing business LNK Capital Mortgage!.
