Subject : Dispute of Erroneous Reporting by ResidentVerify Impacting Housing Opportunities Dear CFPB, I am filing a formal dispute regarding inaccurate and derogatory information reported by ResidentVerify, a third-party screening and reporting agency. ResidentVerify is inaccurately reporting an eviction and bankruptcy on my consumer profile, which has unju
stly prevented me from securing housing. This erroneous information may be linked to the recent national data breach that exposed sensitive consumer data. Details of Disputed Items : 1. An eviction entry that does not belong to me and is unverified.
2. A bankruptcy entry that is inaccurately a
ssociated with my profile. Under the Fair Credit Reporting Act ( FCRA ) 611 ( 15 U.S.C. 1681i ), I am entitled to dispute inaccurate information and require that it be investigated and verified. Additionally, 15 U.S.C. 1681e ( b ) mandates that consumer reporting agencies ensure the maximum possible accuracy of the data they report. Moreover, 15 U.S.C. 1692g ( b ) under the Fair Debt Collection Practices Act ( FDCPA ) requires that, upon dispute, the debt collector or reporting party must cease collection and obtain verification of the debt. This includes obtaining a validation letter from a legitimate source, such as the courts or original cred
itor, to substantiate the claim. ResidentVerify has failed to provide such documentation.
These errors have caused significant harm by unjustly limiting my housing opportunities. If ResidentVerify can not verify the accuracy and legitimacy of these entries, I demand their immediate removal from all consumer reports.

NOTICE AND DEMAND FOR SETTLEMENT OF UNAUTHORIZED INQUIRY ON CONSUMER REPORT This notice is to inform you that you are unlawfully reporting an unauthorized inquiry on my consumer report. I have not given you permission to access my credit profile and you have no permissible purpose by law to contact third parties with my private or personal information. Your offenses amount to Aggravated Identity Theft pursuant to 18 U.S.C. 1028A. You have knowingly transferred, possessed, or used, without lawful authority, a means of identification of me, which is a felony punishable with up to 2 years of imprisonment, in addition to civil liability.

This company called Entrada Inc dba Resident Verify needs to be investigated. On XX/XX/XXXX, I was denied a rental application for a rental company I have been doing business with since XXXX. The prospective rental property submitted my information and found it odd that I was denied as well. I owed the company no money and there was no skipped rent as stated by Entrada / Resident Verify. Entrada tried to blame XXXX initially but admitted via a supervisor, that a client made this false claim they are using against me. This false claim of owing miney is not on my credit reports BUT Entrada is reporting false information on behalf of XXXX. I called Entrafa twice on XX/XX/XXXX and spoke to XXXX. I was told by herself and the attached report that I was on Rental History Watch list that would continuously get me denied in the future because of a lie by the same company but different property / property manager told. This property had to let me out of a lease twice because of misrepresentation and housing code issues in XXXX and XXXX AND pay me back money from my deposit. I was legally let out twice by the same landlord who reported the false information. After I told Entrada I would be submitting complaints about false information they had no proof of except conflict of interest and hear say because this company pays them. I owe no money. This needs to be erased. Please see the proof. Again, I understand this client pays Entrada Inc but XXXX is not reporting this information nor XXXX rent bureau. Its false and against credit laws. Its obvious this company is sketchy because my rental score that this company created isnt even low.

- you have too many delinquent or derogatory accounts - too many installment accts with a delinquent or derogatory payment status - the date that you opened your oldest account is too recent - lack of sufficient relevant real estate account information I was instructed by the property manager ( who was very rude ) to contact the company who ran the background check, Resident Verify located at : XXXX XXXX XXXX XXXX, XXXX, XXXX ; XXXX the actual rental screening company. I was not aware of a XXXX XXXX and was not informed this would be used as a method for approval or denial.
I called When is data updated? Where is the data being pulled from to come to a determination of denial? etc. I have been paid my rent on time for the last 5 years.
What is showing different from the information on our credit reports from XXXX, XXXX, and XXXX XXXX that we monitor daily and through each individual credit union. We were told to contact XXXX to find out. The letter clearly states the '' Credit reporting agency does not make the determination. '' The screening company avoided explaining the denial and would not provide more detailed information, as a consumer I have the right to know what is being reported against me after giving my consent.

XX/XX/XXXX XXXX XXXXXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX RE : UNAUTHORIZED INQUIRY To Whom It May Concern : I reviewed a copy of my credit report and Entrata ran an unauthorized credit inquiry on me on XX/XX/XXXX.
I never authorized such action and this constitutes a violation of my rights under the Fair Credit Reporting Act 604 as well as a violation of my rights to privacy. Please contact Entrata and investigate such occurrence.
I am requesting an updated copy of my credit report, which should be sent to the address listed below. According to the provisions of 612 [ 15 USC 1681j ], there should be no charge for this report. In addition, as part of your investigation, please send the names, business address and phone numbers of those who made unauthorized credit inquiries so I may contact them directly.

I applied for an apartment with XXXX at XXXX XXXX XXXX XXXX XXXX, XXXX and I was denied due to a false criminal record from a background check by ResidentVerify. On XX/XX/year>, I received correspondence from XXXX at XXXX XXXX on behalf of ResidentVerify stating that ResidentVerify uncovered a criminal record in my name. I called ResidentVerify and ResidentVerify falsely stated that I have a criminal record from 2023 in North Carolina, despite not being in North Carolina in 2023. However, I do not have a criminal record, and had have verified with another background check company called XXXX XXXX XXXX that I do not have a criminal record. ResidentVerify opened a dispute, to which I provided documents from XXXX XXXX XXXX stating that I have no criminal record, and my FBI background check, in addition to a screenshot from North Carolina 's court record search stating that I have no criminal record.

Resident verify caused a denial of my apartment application in which my income is XXXX the rent and I have no debt nor any evictions nor did I even have a social security number on my application as there was no option to put one therefore the information provided by Resident Verify is complete unverifiable. Ive constantly reported this matter to XXXX as well and as a result it seems as though XXXX has not removed the fraudulent accounts from my credit profile. Such as the XXXX accounts etc to no avail. Now I am suffering injury and loss. I have already submitted a police affidavit pursuant to the matter. No affidavit nor verified person in opposition has came forward in dispute.
