AFR ( American Financial Resources ) was the lender on my refinance. They were supposed to pay the XXXX Insurance and never did. I have tried to call, left messages and tried to contact the corporate office with no response over the last 4 months. The loan was transferred to another company and they can't get the company to respond to them either.
My house closed on XX/XX/2022 and within my closing cost AFR was supposed to pay the XXXX Insurance invoice. They never did. On XX/XX/XXXX the XXXX Insurance provider ( XXXX XXXX XXXX XXXX ) canceled the policy due to non payment. The invoice for the flood insurance was required by AFR to get my refinance and is listed in the closing cost for them to pay. They also had a copy of the invoice ( required for refinance ). I requested a copy of my file that shows what they paid so I could find out if they didn't pay anything else. No response and no file.
I had to get another flood insurance policy from XXXX and that has been paid. My problem is because AFR didn't pay the policy so there was a lapse in coverage which is costing me an additional {$300.00}. I do not think this is fair. Maybe you can get an answer for my problem. Thank you

Good Morning, We have a VA Construction Loan with American Financial Resources. We got the loan XX/XX/year> when construction was supposed to start. The company we hired, XXXX XXXX, drug their feet for months, turns out they didn't do anything and stole our money, 10 % draw from the bank and 10 % cash from us. We have filed felony charges and a complaint with XXXX against the builder but my question is about how much culpability if any the lender has. When we opened this loan we were told that there wouldn't be any payments due until after construction completion and we thought cool because by then we will have sold our other house and could pay down the loan to make the payments more reasonable. Turns out they added the first year of mortgage payments, over XXXX, into the loan and were making payments to themselves, this may be standard practice, but was not relayed to us before loan closing. When we saw the payment slip in the mortgage info we reached out to the mortgage company we used XXXX and he said we don't make payments on the loan until construction is complete so I thought maybe they put the wrong year on that example payment slip. We should have noticed the amount of the loan was more in the end but with all the legaleaze and fees who knows what's what is those contracts not to mention it was like XXXX pages long and we had a notary sitting there and felt rushed to sign it. When we realized the construction company had stolen our money we reached out to the bank and asked if we could just close the loan instead of making XXXX in interest payments per month on nothing while we figured out if we could find another builder or not. This was actually our second builder. In order to close the loan we had to pay all the closing costs and those first 6 months of payments they paid to themselves equaling over XXXX. We tried to find another builder but they wanted an additional XXXX on top of what was left in the loan and with what has already been stolen adn the fact that nothing runs on budget, we decided we just can't afford to do this. So we borrowed some money from my mom and emptied our savings to pay the loan off just se we aren't paying over XXXX in interest on nothing. I am not sure if the bank did anything wrong or if they have any obligation to actually help in a situation like this but everyone has gotten a XXXX payday off of our misery. I am even having to fight the VA to get our funding fee back which is just crazy since we technically don't have a VA loan yet because it never even got that far. Thanks for any help/guidance you can give.

On XX/XX/2016 I began the process to refinance through " eLend '' and signed the initial mortgage disclosure package. I agreed to a XXXX year loan fixed rate of XXXX %. I provided all requested documents in an expeditious manner and satisfied all requests from the lender to include an appraisal they directed me to use. On XX/XX/2016 I received an email from processor XXXX indicating my loan has been conditionally approved and the rate lock of XXXX % would be expiring on XX/XX/2016. In addition the email requested documents within XXXX hours. I immediately sent all requested documents, satisfying the request and sent an email to XXXX indicating the documents were sent. I did not receive a response until after the rate expired on XX/XX/2016. I was informed the rate would be extended. After several attempts to contact XXXX to once again check on the status of my loan, I received an email indicating the rate lock had expired again on XX/XX/2016. I spoke to origination XXXX XXXX and explained I have sent all requested documents and did everything on my part to satisfy the loan, but " eLend '' has allowed the rate to expire twice. XXXX apologized, but said the best they could do was increase the rate to XXXX % and charge me fees. I pleaded my case once again and XXXX called back explaining he would waive the fees, however could not give me the original rate of XXXX % even though it was " elend 's '' fault for the rate expiration. As a result, I have lost credits paid towards closing costs and have an increased rate due to elend 's lack of ability to process a loan.

I have a mortgage through American Financial Resources ( AFR ) and was offered an IRRRL through eLend, which I agreed to complete. It has been a nightmare since inception. They XXXX around and the rate went up, then was finally locked in. Then, my escrow was half ( per month ) what it was supposed to be. XXXX XXXX provided the excuse that since wind coverage is n't a required coverage, they forgot and left it off. Keep in mind my original mortgage was through AFR and they had the wind in the escrow. I live in the XXXX - where we have hurricanes ... which means high winds. I asked for the escrow to be recomputed and now my payment is $ XXXX/month higher than my ORIGINAL payment. Keep in mind, my insurance and taxes have not increased more than {$100.00} in a year, my financed amount went from {$250000.00} to {$240000.00}, and my interest rate dropped XXXX basis points ( .5 % ). So my original payment was roughly {$1800.00} and is now at {$2000.00}. With my principal amount at roughly {$1100.00}, the $ XXXX+ escrow amount per month puts the escrow around $ XXXX- $ XXXX/year. Last year, my flood, wind, liability coverage and taxes were {$6800.00} ( roughly ). I want AFR to fix this once and for all. Getting tired of dealing with these XXXX as they think I am stupid and will pay an additional $ XXXX/year for them to hold on to. My first payment will be considered " delinquent '' by XX/XX/XXXX so I would like this fixed before then. Thank you.

Yes XX/XX/XXXX my wife and I applied for a FHA loan through Elend-American Financial and we went through approval had everything done survey appraisal engineering inspection shopped for homeowners it underwriting keep asking for more bank statements even after the funds was verified and each time money went in and out I had to so invoice or receipt ( self employed ) of where the money went or come from so after the funds was verified I didn't use the account anymore because of the hassle of showing where it went or come from showed taxes for XXXX and XXXX as XXXX was my bad year for covid my work slowed down at end of XXXX and half of XXXX as I'm a XXXX and no one wanted me in there homes well after going around and around with underwriter on XX/XX/XXXX I asked to speak to a supervisor it's been 3 months 4 closing dates pushed the underwriting kept wanting more bank statements but as soon as I asked to speak with a supervisor on XX/XX/XXXX on XX/XX/XXXX they made a decision they couldn't do the loan because differences in income now my wife makes XXXX a month and was also on the loan so there's really no reason I shouldn't have gotten the loan they said all the covid breaks only applies for XXXX not for XXXX and they couldn't do the loan because different in income from year to year now this is weird after all that they so they can't do the loan and no real reason why except I filed a complaint

Per the information on PMI posted to there web site provided at attachment, it states that the PMI requirement for the mortgage will be automatically canceled when the loan to value ( LTV ) of the mortgage reaches 78 % of the original property value of the mortgage. This occurred after the XXXX XX/XX/2018 mortgage payment. I called the lender to discuss this approximately on XXXX XX/XX/2018 and was informed they would look at it. I was again charged PMI in the XXXX payment so I called the lender again around XXXX XX/XX/2018, to advise that the PMI payment was not in accordance with the information posted on their website and why were they still collecting it. Again I was informed they were reviewing it and would advise me shortly. On XXXX XX/XX/2018, I received the letter from the lender provided at attachment advising me that I would have to pay {$100.00} for a Brokers Price Opinion ( BPO ) on the property before they would considering cancelling the PMI requirement. This new BPO requirement is not addressed anywhere in the lender 's PMI information and is in direct conflict with the information that is posted.

I had applied for a COVID Forebeance with XXXX and was approved from XX/XX/XXXX to XX/XX/XXXX. However, My credit report now reflects, as of XX/XX/XXXX, that I am delinquent more than 60 days. I also receieved paperwork stating that my loan was sold and to date have not gotten any information as to where payments are to be made. Can someone please assist.
