Complaint What Happened The mortgage processing department at Dovenmuehle Mortgage , Inc. has regularly sent my insurance payment to the wrong address and refused to update to the correct address. This first occurred in XXXX and again in XXXX requiring the company to send another check to the correct address making my escrow account appear to be at a negative balance. In XXXX this was handled internally to their company, which was ok. From the XX/XX/XXXX incident it wasn't quite as easy since my new account had a negative ~ {$4000.00} balance. Dovenmuehle Mortgage , Inc has lied to me on several occasions stating the insurance company cashed both checks ( they did not, which they later admitted in another phone call ), stated the refund would come directly to me ( it will not and the check was never made ), they lied multiple times about the check being sent to the new processor but can not provide any proof that happened and the new processor has not received the check. The company has also failed to give me a contact that can help, instead the only option is to call their call center ( and I can not talk to anyone in the accounting department ) and explain the situation all over again multiple times a month where I am consistently lied to and my issue is not resolved. Multiple time i have been promised they will send a letter showing " proof '' the check was sent but they have been unable to actually fulfil that promise. Dovenmuehle Mortgage, Inc owes me almost {$4000.00} which I know might not be much for them but that is a large impact to me. Finally, I know I have been frustrated while talking to these customer support personnel but they have been especially rude and unhelpful. The supervisors are in particular the worst offenders, answering the phone already annoyed. I can not get these supervisors to call me back, they will not give out email addresses and finally I have started emailing the CEO asking for help but he will also not respond. This has been a terrible experience and no one within that company is interested in fixing their mistake.

Complaint What Happened On XXXX XXXX XXXX Dovenmuehle mortgage, a former mortgage loan servicer of ours sent me a letter stating that they have unclaimed property ( {$450.00} ) from XXXX XXXX XXXX, XXXX ( another former loan servicer ). I did not reach out in time of their deadline of XX/XX/2022 to claim the funds, so they stated they would submit the funds to the state of Florida for me to claim via the state 's unclaimed property site. After checking with the state of Florida, for several weeks after the deadline, and up through, today, they still do not have the funds. I have called Dovenmuehle several times to inquire about the lost funds, but they just issue a blanket statement that if I missed the deadline, then the funds were released to the state. Complaint What Happened going on three years now, this mortgage loan servicing scam and predatory lenders have tryed every trick on the book to default us, steal our property and foreclose on us.we have never missed a mortgage payment, we never missed paying our insurance directly to XXXX, and we have always pay our property taxes directly to the county as well. despite all this, they have opened escrow accounts for fictitious tax payment and insurance payments too others and have tryed to increase our mortgage payments by double digits. they have also misplaced our mortgage payments and applyed them in to suspense accounts and not the mortgage account and maliciously reported the payments late month after month in order to build a fictious case of foreclosure and make false claims that we are late and they have sent us thousands of dollars and paid tens of thousands of dollars in property taxes, which is all false and your offices continued beliving these crooks.now they conitnue with there criminal actions, if your office dont do anything to protect us consumers from these predators. what good are you for? and should then we take the matters in to our own hands and justice? we have never missed any payments. and they continue saying that we did.

Complaint What Happened In XXXX of 2022, I applied to assume my mortgage entirely from my husband as we are planning a separation. I contacted the bank, XXXX and Dovenmeuhle the servicer of the mortgage. They said the process would cost {$900.00} and I had to submit this with my application, but as long as I qualified and provided the documentation I could continue with the process. In early XXXX, my assumption was approved by Dovenmeuhle. They sent me the paperwork/package towards the end of XXXX. I think I finally received it on XX/XX/XXXX. It was extensive and I had to get things done I hadn't expected, but that was okay. I reviewed that to see what else was required to continue with the process. By XXXX XXXX, I had everything ready, but this was XXXX and I would have to wait until after the holiday to finish up and send the final package back to XXXXDovenmeuhle to close. Upon returning from a holiday break, XXXX XXXX, I was going through the mail that had stacked up and noticed a letter from XXXX that my mortgage had been sold to a new bank - XXXX. In the meantime, all of my paperwork is ready to send back to finish up the assumption. I contact both banks, and basically, according to the banks there is nothing that can be done. XXXX sold my mortgage in the middle of the assumption process, XXXX won't continue the process based on my paperwork and existing application ( and credit check, approval, updated deed, etc. ). They said I have to start over and their terms are different than XXXXDovenmeuhle. On top of that, I sent {$900.00} to XXXX for a process they essentially ruined by selling my mortgage. They did not mention the refund of my payment and said that after I sent an email they would decide whether or not it would be refunded. I haven't heard from them yet. My complaint is first about selling my mortgage in the middle of business that I was conducting with them and knowing we were in the middle of something and not allowing it to finish or providing any sort of deadline or warning. My second complaint is about refunding my entire {$900.00} payment. They should have offered that from the outset of knowledge of the sale. I should not have to ask for my payment back. At this point, I still don't know what that outcome and potential argument will be.

Complaint What Happened We have a VA loan and our servicer is XXXX. Our property is in Maryland and currently being used as a rental property, we occupied it for 2 years and got PCS orders elsewhere. We intend to reoccupy the property in 2 years when we get sent back to the area. We were in forbearance last year due to the XXXX pandemic and our renter who stopped paying rent. We were unable to evict, due to restrictions at that time. We were in forbearance until XXXX of this year, when the tenants lease was up and they vacated the premises. We were told from XXXX representatives all last year that with the VA loan, we just needed to modify the loan to roll the missed payments into the end of the loan. We have several recorded phone calls stored of different representatives telling us the same thing in that regard. We called XXXX in XXXX to get the account back in good standing. The representative told us to make a payment in XXXX and they would send us paperwork for remodification of the loan. We have proof that we made a payment on time. A week later we got a letter saying our account was in default and on XX/XX/20 the foreclosure process would be started. The default was finally cleared in early XXXX ( XXXX ) after they admitted it was a mistake on their end and that we should have never been in default and we were told our application for loan remodification was processing, it would take a couple weeks. We never had to fill out anything for this supposed application. On XXXX we were told the underwriters needed a month. We called back on XXXX and were told there was another technical issue and that emails were sent out. We verified the email on file and confirmed nothing was ever sent our way, proving that the company just tells lies to avoid helping their consumers. We spent an hour on hold today and made the representative send the email while on the line, and magically it came in. It turned out to be an applicationfor loan remodification - something we were told was already started back in XXXX. Then we were told the underwriters would need another month after receiving this application. That will put us in XXXX, 5 months of trying to get out of forbearance and making on time payments. This is beyond unacceptable. We are tired of the lies from this company. We have tried, tirelessly for 5 months, to modify our loan and be out of forbearance. We have been lied to several times. We have been ignored. We have had our calls dropped by incompetent reps who dont WANT to help. This is now our second formal complaint. We want the company to end our forbearance and to modify this loan asap. We should never have had to wait 5 months and been left as an after thought with this process. It is despicable.

Complaint What Happened Doevenmule/XXXX XXXX paid a renewal hazard insurance payment to a company I had cancelled with. I had secured a new insurance company. Because the old insurance had almost doubled in price, my escrow for hazard insurance almost tripled. My new insurance company has since requested payment. The payment for the renewal of the old policy has not yet been returned. I have had to put the payment back into escrow without the old payment having been returned to me. I asked that my escrow for hazard insurance be discontinued, since the error made by DovenmuleXXXX can potentially be repeated. I was told no. Complaint What Happened Our problem stems from a unique XXXX mortgage payment problem -- one that has been amicably resolved with XXXX XXXX This resolved issue has somehow morphed into an adverse credit agency ( XXXX ) report of a late XXXX mortgage payment. But there was no late XXXX mortgage payment. The original XXXX situation involved an electronic mortgage payment of {$2600.00} XXXX through XXXX XXXX XXXXXXXX autopay in the ordinary manner -- same address, same loan number, and same amount paid -- used since XXXX. In early XXXX, wthout any previous notice, call, email or other indication of a problem from XXXX, XXXX informed us that this mortgage payment was floating around in the matrix. It had neither been accepted nor rejected by XXXX. So XXXX informed us that they would return the money to our checking account. XXXX XXXX XXXX administering the account under an authorization with XXXX ) called XXXX and determined that : i ) the XXXX XXXX account number had changed ; ii ) the address for payment had changed ; and that iii ) the required payment had been increased by {$3.00}. XXXX and XXXX agreed that as soon as the XXXX payment to XXXX was returned to our checking account by XXXX, that XXXX would sent a replacement payment for XXXX, plus {$3.00}. XXXX confirmed the new address, new account number, and that the amount should be {$3.00} higher. As soon as the initial electronic payment was returned to our account, the new payment ( increased by {$3.00} XXXX was sent out by Bank XXXX XXXX. The XXXX payment was electronically transferred to XXXX on XX/XX/XXXX. XXXX understood that the XXXX problem was not just a consumer mistake ; and XXXX, therefore, agreed to waive any late fee for XXXX. When a letter arrived from XXXX XXXX XX/XX/XXXX, letter ) confirming this, the letter had also added an unacceptable new term to the previously agreed resolution ; namely, that the waiver was a one-time courtesy waiver. We objected because the " fault '' behind the XXXX situation was mostly XXXX ; and asked that the one-time courtesy characterization should be removed. XXXX agreed, and subsequently sent another letter XXXX XX/XX/XXXX, letter ) confirming the resolution without a late fee, and without that " courtesy '' characterization. Situation resolved. Meanwhile, XXXX had tried to adjust the BofA autopay to change the address, the XXXX XXXX, and the amount before the XXXX payment was electronically sent out by XXXX. But XXXX was unable to stop the prescheduled auto payment. So XXXX had XXXX send a separate payment of {$3.00} to XXXX. When XXXX recieved this {$3.00} electronic payment, it called XXXX to ask what this was for. XXXX explained that the customary amount had also been paid electronically on XX/XX/XXXX, but to the customary address and with the loan account number that had been used since XXXX. XXXX confirmed that unlike the XXXX payment, that XXXX had indeed received the {$2600.00}. It took XXXX the rest of XXXX to find this payment. At one point, XXXX passed on a demand from its research department that we prove that XXXX had received this money by providing a copy of the front and back of the mortgage check deposited by XXXX. XXXX explained that this was an electronic payment, with XXXX receipt confirmed by XXXX ; and pleaded that XXXX should look for the money on its side. Eventually, XXXX found and accepted that the full payment for XXXX had been timely received by XXXX Bank. At XXXX point in XXXX, XXXX did send another payment to XXXX ; but this money was returned to us once XXXX found the XX/XX/XXXX payment. After finding the money, XXXX never asserted that this payment was late ; and XXXX has never asserted any intent or right to charge us a late fee for XXXX. But TransUnion, perhaps based on incorrect or incomplete computer information states that our XXXX payment was late. Having learned from hours of phone calls with many XXXX representatives that a systems change was making it difficult for XXXX to get information needed to properly administer loans, we sent a Preservation Letter to XXXX XXXX, XXXX XXXX XXXX XXXX XXXX XXXX XXXX. The letter asked XXXX to preserve evidence of the systems changes and problems that had caused our XXXX payment to float around in the matrix for nearly a month, and then, even though the XXXX payment was electronically received by XXXX on XX/XX/XXXX, required almost a month before XXXX could confirm that it had been paid. The XXXX response to this XXXX XXXX was an email providing an apology ; but directing us to contact another company " XXXX Mortgage '' that XXXX claimed was servicing our mortgage. This was the first we had heard of XXXX, Dovenmuehle Mortgage XXXX XXXX XXXX, XXXXXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX XXXX. XXXX ( M.D. XXXX XX/XX/XXXX ). Because we had never received any correspondence from XXXX XXXX, and never spoke to them on the phone, we called XXXX ( consumer representative XXXX XXXX after receiving the XXXX response to our dispute. We asked how XXXX could report that our XXXX mortgage payment to XXXX was late. The XXXX representative gave us two responses. The first was that this was not an XXXX problem because the XXXX report was in error. She said that the problem was a XXXX issue ; because XXXX had reported the problem as resolved. When we asked for that in writing, the answer changed. The answer then became that our resolution of the XXXX situation would show up as late on a computer report if that XXXX resolution was seen as a payment for XXXX. We explained that XXXX had already agreed to accept the XX/XX/XXXX payment as resolution of the XXXX situation. We also explained that the XXXX payment had been made on time, even though some systems change or problem resulted in it taking almost a month to find the payment received by XXXX on XX/XX/XXXX. XXXX advised us that the only was to resolve the XXXX credit report was to sue. It is possible to imagine a dispute over allocation of fault for the XXXX mortgage payment. But that dispute was resolved. Once we agreed to resend the XXXX mortgage payment, increasing the prior payment amount by {$3.00}, there was no longer any dispute. XXXX understood that because the XXXX payment had been taken out of our account and sent by autopay ( to be received at the normal address and for the normal account number ) that we needed to get the money back into our account before sending it out again by autopay. XXXX considered the issue to be resolved. As to our XXXX payment, while some bank system change or problems ( possibly at Dovenmuehle Mortgage, Inc. ) delayed for nearly one month XXXX ability to find that it had accepted ( on a timely basis ) the electronic XXXX payment, there was no late payment for XXXX. Our current hypothesis is that the information in the XXXX report as to a late XXXX mortgage payment ( see XXXX Investigation Results ) was based on an erroneous computer report provided by someone at XXXX XXXX or more likely, by Dovenmuehle ) who was unaware of the resolution worked out with XXXX. Our complicated XXXX payment issue was ultimately resolved ; and XXXX quick action on information provided by XXXX resulted in a full XXXX payment that was also received by XXXX on time. The XXXX report of a late XXXX payment seems to be the result of XXXX not doing its job XXXX seems to have relied on a computer report ( possibly from Dovenmuhle although its investigation refers to a computer report from Grantor ) that did not reflect the actual workout process, agreements and final resolution with XXXX. As a consumer reporting agency XXXX is obligated to look into the resolution pointed out by a consumer. XXXX breached the duty imposed upon it by 15 U.S.C. section 1681i ( a ) ( 1 ) ( A ) to conduct a reasonable dispute reinvestigation. There can be no doubt but that the XXXX ( possibly Dovenmuehle ) computer report on which XXXX relied did not reflect the actual workout process, agreements and final resolution with XXXXXXXX XXXX

Complaint What Happened I refinanced my mortgage, which closed on XX/XX/XXXX. My " old '' mortgage company ( Dovenmuhle loan # XXXX ) owes me {$3700.00}. They advised me that the check for that amount would be received by me on XX/XX/XXXX ( after a waiting period of 15 business days since closing ). To date I have NOT received the funds as promised. I was told that the check was " cut '' on XX/XX/XXXX. I find it interesting that the bank charges me " interest '' on monies that I owe the bank, but NOT the other way. Its mind boggling that Dovenmuehle is so arrogant. I was on the phone with a supervisor onXXXX at XXXX and she hung the phone up on me. Complaint What Happened Dovenmuehle Mortgage force placed insurance on my property after I had submitted proof of insurance to them twice. {$3200.00} was taken out of my escrow account to pay for the unneeded insurance days before my loan was service transferred. I have been in contact with the customer service department, insurance department, and research department over the last XXXX months to try to get this money refunded. I have also sent Notice of Error letters via email and XXXX and have not received any type of response from the company. I have tried to resolve this as follows : XXXX and XX/XX/2020 ( before force purchase ) - Submitted a copy of my insurance policy ( via XXXX and via XXXX XXXX XX/XX/XXXX XXXX I received a notice that insurance had been purchased on my behalf. I called XXXX and was told insurance was not force purchased before my loan was service transferred and that the notice was incorrect. XX/XX/XXXX XXXX My escrow account at the new service provider was negative. I called the new provider and they explained that XXXX had in fact purchased the insurance before transferring my account. The cost was {$3200.00} XX/XX/XXXX XXXX I called the XXXX insurance department and spoke with XXXX who said she was making a research request and that the insurance should not have been purchased. She discovered that the policy I had submitted was miscategorized in their system as 'miscellaneous ' insurance rather than flood insurance. She recommended that I follow up with this request on or after XX/XX/XXXX to request status of reimbursement. XX/XX/XXXX XXXX I called to request status of escrow reimbursement because I have not heard anything from XXXX XXXX I spoke with XXXX, a supervisor, who advised that my reimbursement would be complete in XXXX business days, that I would be sent a letter and the funds would be sent to XXXX XXXX the new servicer ). I sent XXXX another copy of the policy after this conversation. XX/XX/XXXX XXXX I haven't received a letter or funds from XXXX XXXX I called and spoke with XXXX again who disconnected after XXXX minutes. Called back and spoke with XXXX, another supervisor in the insurance department, who said she was going to escalate my request so that it would be handled more quickly. She took my phone number and email address and said I would be contacted within XXXX business days by a member of the acceleration team. XX/XX/XXXX XXXX I never received a call from the acceleration team, so I followed up with a phone call. XXXX told me there was 'nothing that could be done ', she transferred me the voicemail of the head of insurance department, XXXX XXXX XXXX I left a voicemail with XXXX XXXX. I also sent him an email outlining the error on the same day. XX/XX/XXXX XXXX I never received a response to my voicemail or email so I sent a Notice of Error letter to Dovenmuehle via XXXX mail. XX/XX/XXXX XXXX I never received a response to my Notice of Error letter so I called and spoke with a supervisor in the Customer Service department named Precious. Precious had record of my email sent on XX/XX/XXXX, but could not find my XXXX mail XXXX. She requested that I resend the letter via email, so I did. She said she would call me back later on the XXXX or on XX/XX/XXXX at the latest. I never received a call back.

Complaint What Happened My parents and I refinanced a property. We were not aware or told at the time of the mortgage signing that we would need to get Windstrom insurance. Eventually, after three letters that my father threw away, we were force-placed a policy in XX/XX/XXXX that lasted from XX/XX/XXXX to XX/XX/XXXX. This all was our fault. The problem begins here : we got our own policy put on in XXXX. While we were trying to get the mortgage company to update the policy, the insurance company cancelled a little over a month later for failing their inspection. We fixed everything and got another policy by XXXX. We got that second policy put on the mortgage and got a refund. The problem was getting the refund for the month of XXXX and XXXX. I had to call every week from XXXX through XXXX to get someone to help me. It was a nightmare because either they would promise to follow up and never would, or they would say I didn't have a refund to get. Finally after months, I got one person to listen. He followed up ( after constant emailing on my part ) and I got my money back. I have two other problems. One came in XXXX after we finally got them to put our insurance on the mortgage ( it took two months for them to put the policy on the mortgage ). Our payments had gone from ~ {$820.00} to ~ {$3000.00} with their force-placed plan. In XXXX they tried to auto bill me for the {$3000.00} ( their automated payments do not allow for manual adjustments, so it is on them to change the amount billed ). I told them I only had the money for the correct ~ {$820.00} payment in the account and not the $ XXXX. They told I should pay the charged amount and try to get a refund after. Absolutely not!!! They charged me a non-sufficient funds fee, which I got back after calling ( again, multiple times ). Lastly, I just got a letter in the mail saying they dont have me down as having insurance on my mortgage. I am exhausted. Of course I have insurance on it, I just bought the policy in XXXX. These people are relentless and I am so upset to be stuck with them. I am now trying to get hardship assistance for the coming months and I can not get through to their phone line or online application. They have drained my savings and now I fear not being able to make payments.

Complaint What Happened We have been trying to apply for relief from our mortgage for the initial 180 days according to the CARES Act. The mortgage servicing company is Dovenmuehle Mortgage CompanyXXXX XXXX. They will not return calls or answer questions on their secure portal. They have ignored my requests all together. I attempted to get their attention by not paying my mortgage payment but their response was to have their collections department call me but could not provide me with any information on the CARES relief. Out of fear of not paying my mortgage I used a credit card to make the payments for 3 months but now have reached a point where I am not able to continue doing this. All I would like to do is apply for the CARES relief from my FHA loan so I can get my family back on our feet from this pandemic. My XXXX, which is our only source of income was closed down for the better part of 5 months because of the CDC guidelines and the fact that we have XXXX XXXX XXXX children to care for at home. Complaint What Happened I closed on my condo XX/XX/XXXX... I applied for and received a 30 year fixed rate mortgage of {$130000.00} with 4.5 % interest ... Taxes and insurance were NOT to be escrowed as I'd made this clear and have email regarding my closing as confirmation of this. XXXX XXXX was my first mortgage holder, .. it was later transferred to Dovenmuehle Mortgage. My mortgage payments were to be a fixed rate of {$660.00} monthly ... which I'd been paying on time for just over one year. I've payed my insurance and property taxes directly and always on time. On Friday XX/XX/XXXX I received notice that my payments were going up to {$770.00}, related to an escrow account ( which I was not supposed to have ). I contacted a representative of Dovenmuehle Mortgage, XXXX ( XXXX ), to discuss this. She informed me that the company sent in money for taxes of XXXX.. and later they were refunded XXXX.. ( the same amount I'd previously paid ). She said they were still owed {$670.00}. I contacted the XXXX county tax office and spoke with XXXX XXXX, tax supervisor. She informed me that I was the contact on record, and that no bill went out to Dovenmuehle. They received my quarterly payment first and on time ... but later received a check from the mortgage company and so they refunded them my payment and placed the remainder towards the next installment in XX/XX/XXXX. On my instructions, she did issue a check back to Dovenmuehle Mortgage for the remaining {$670.00}. I'm submitting an email with her testimony that I have been paying all tax installments on time, .. that the mortgage company never requested a tax bill, and that they were being refunded the remainder of the payment ( {$670.00} ) they made. I did make another call to XXXX XXXX XXXX, and spoke with a XXXX ( XXXX ), however, the issue could not be resolved to my satisfaction. She did not have the authority to resolve this, nor was she able to connect me with someone higher up with the authority to correct this, as I had requested. She did say the company uses another agency to look into matters of taxes. I do not fully understand why any mistake was made regarding an escrow account in the first place. I do not know if there were errors between the different mortgage companies in relation to transfer of the mortgage. I do not know why the mortgage company took it upon themselves to look for and pay the property taxes without notifying me. I do believe I've done everything within reason to make it clear that I'd be paying the taxes and insurance myself ... and that there is not to be changes in the monthly rate of the mortgage due to an escrow account. I would like to have the situation remedied with my monthly payment of {$660.00} reinstated. Also, I do not want any sort of penalties related to late payments or anything else related to this incident to effect me.

Complaint What Happened Our experience, like many other Dovenmuehle consumers who are widely complaining about the company on internet review sites, started with Dovenmuehle purchasing our mortgage. We did not choose to do business with this company, but were forced into a business relationship with them. They immediately got our monthly payment amount wrong in the first month of purchasing the mortgage XX/XX/XXXX. It required a dozen phone calls to get the corrected payment amount recorded on our statements. Due to their error of sending the wrong initial payment amount, our first couple of payments were not being applied to the mortgage, but sitting in an escrow hold. When we identified the problem of the billing amount being wrong, they corrected the problem but still charged us a late fee for our payment made in the incorrect amount, even though it was made on time. This late fee was ultimately removed after several phone calls. Fast forward over a year later to XX/XX/XXXX, we made our monthly payment via our bank 's bill pay, but accidentally switched 2 digits while typing in the payment amount. This typocreated a short payment amount which we immediately corrected once we were notified. We apologized for the honest typographical error and made the necessary payment to correct the payment shortfall. The resulting {$92.00} fee was not removed because we were told that " Dovenmuehle has a ONE-TIME courtesy late fee waiver policy over the LIFETIME of the loan. '' We appealed that the payment was NOT late or delinquent, but sent in the incorrect amount due to an obvious typo resulting from switching 2 digits while typing the amount into an electronic bill pay system with our bank. Their answer was too bad, the fee is valid. I have never worked with a company with such complete disregard for their customers. There exists a huge list of complaints online with situations very similar to ours. This is evidence that they continue to treat consumers poorly and continue to get away with it. THIS MUST STOP!!!
